Resale value is not built at the point of sale. It is built, or eroded, in the years of ordinary decisions that precede it: the same decisions this series has traced from acquisition through operation.
The properties that command the strongest exits share a common trait: their value is legible independent of any single person. Pricing logic is documented, not held informally by one owner. Guest experience standards exist as a transferable structure, not habits specific to long-tenured staff: the same fragility explored earlier in this series’ discussion of team structure. Identity and market positioning are current, not a story the property used to tell. An owner who treats every operating decision as one that also shapes future transferability tends to arrive at a sale already prepared.
